TERMS AND CONDITIONS
Santai Villas Holiday Rental Agreement
FULL PAYMENT
Once a deposit for the accommodation has been paid, balance of the agreed rental amount must be received in full prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let it. In this instance the deposit will not be refunded.
BOND
A bond is paid separately to the accommodation payment. The bond is held in a separate trust account and will be refunded within 7 days of check-out, in full, subject to the terms and conditions of the accommodation rental being met. The bond is designed to cover any additional costs incurred during the holiday rental period including but not limited to, any breakage, damage, replacement or excess cleaning requirements.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most guests will respect our property but occasional abuse requires that we state the following conditions.
ARRIVAL/DEPARTURE
The property should be left in a similar state to its condition upon arrival. Check-out time is strictly 10am, to allow time to prepare the property for next guests. However, a late check-out time can be arranged and paid for at the time of the booking. A full list of requirements for arrival and departure is provided to guests before the holiday rental period commences and can also be located in the "House Rules" information located at the properties.
PARKING
A maximum of 2 x cars per property, or 1 x car and 1 x boat/trailer may be parked at the appropriate villa. If access is restricted in any way to another villa, guests should park their vehicle/s on Cheeseman St.
NUMBER OF GUESTS and VISITORS
The number of guests should not exceed the number stated on the "confirmation of booking" information supplied or subsequently agreed to in writing with the owner. The maximum amount of guests per villa is 6 people. Fees will apply for any additional guests who are staying at the property who were not agreed to within the holiday rental contract at the time of booking. Visitors may visit the property while guests are staying. However, the number of people in the villa must not exceed 10 people. Visitors are requested not to bring pets. Guests and visitors must not engage in anti-social behaviour while staying at Santai Villas and must minimise their impact upon the residential amenity of neighbours and local community.
GUEST RESPONSIBILITIES
Damage, breakages, theft and loss are the responsibility of guests during their stay. Guests must advise the host should any of these occur during the rental period. Guests are also responsible for the behaviour of their visitors. Buy agreeing to rent Santai Villas guests are entering into a contract and must adhere to the terms and conditions stated in the rental agreement for Santai Villas.
DISTURBANCE
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental contract and loss of bond. Guests may also be asked to leave, even if the rental period has not been completed. Guests and visitors must adhere to the noise restriction policy in place between the hours of 10pm and 8am. During this time noise must be kept to a minimum. Guests utilising the deck during their holiday must be aware that noise does carry and so therefore are requested to adjust their outdoor activities appropriately to reduce the impact of noise during the hours stated. Police will be contact in the case of excessive and prolonged noise and the holiday rental agreement may be cancelled by the property owners..
NO PARTY POLICY
Parties and Functions are strictly prohibited at Santai Villas. The price charged for accommodation at Santai Villas is for a limited amount of guests and not for large groups. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, rubbish removal, wear and tear, repairs and the like. Use of the property contrary to this may result in loss of bond and/or additional payments required to be made by the guest for compensation purposes.
NO PET POLICY
Pets are not allowed at Santai Villas. These are pet-free properties..
NON-SMOKING POLICY
Santai Villas are non-smoking properties.
DECK/BBQ
Guests are welcome to use the BBQ located on the deck. Ensure lid is open fully before heating BBQ and closed once cool. BBQ should be cleaned after use in readiness for the next guest. Failure to do this could result in additional time being taken by the cleaner and charged to the guest as an additional cleaning cost. Outdoor blinds must be secured in the "drawn up" position after use.
GARBAGE/ RECYCLING
All rubbish is to be deposited into the appropriate general waste/recycle bins provided before departure/check-out. General waste bins are to be taken to the kerbside by guests on Sunday for collection on Monday AM. The schedule for recycle collection can be found on the fridge. Guests are requested to take the recycle bin to the kerbside on Sunday if collection is due on Monday. If guests check- out before rubbish collection takes place, the cleaner will return any bins to the property/ies.
CLEANING
Guests pay a cleaning fee of $120 at the time of booking Santai Villas. This entitles them to 3.5hrs of cleaning at the conclusion of their holiday. Should additional cleaning time be required, guests will be charged at a rate of $30 per hour (in 1 hour increments). Payment for this additional cleaning cost will be deducted from the bond prior to refund, should there be a residual bond remaining.
LOSS OF KEYS
Guests are responsible for all keys for the property, including any access devices, for the duration of the holiday rental period. Any loss of keys and key/lock replacement costs will be passed on to the guest and/or deducted from the bond.
COMPLIANCE
The Property owner reserves the right to terminate permission to occupy Santai Villas, and evict guests and/or visitors who refuse to follow the house rules and adhere to the terms and conditions as provided.
Variations to these conditions may only be agreed to by the owner by prior arrangement and made in writing. The decision for variation to these policies is at the discretion of the property owner.
